Babbling Brook Villa sits inside the gates of River Strand Golf & Country Club, a quiet Bradenton community close to Lakewood Ranch and Sarasota for shopping, dining, and plenty of golf nearby. Anna Maria Island and Siesta Key's Gulf beaches are both just a short drive away, so you're never far from the sand while still enjoying the calm of a gated neighborhood. One of the River Strand clubhouses is just around the corner making it a short walk or bike ride to pickleball, basketball courts, and a resort style pool. Just outside of the community is everything you need just a short drive away including Walmart, Costco, Starbucks, and lots of different restaurants and shopping options.

Property & Access
This villa is a land condo, sharing an inner wall with the neighboring unit. Parking is available for up to 2 vehicles — one in the attached garage and one in the driveway. Two bikes and a 3-wheeler are yours to use for the stay, stored right in the garage, with the community clubhouse just a quick ride away.

Tech & Entertainment
Every bedroom has its own Smart TV, and whole property Wi-Fi runs at a fast 500 Mbps, so you're covered for streaming or staying connected throughout your stay.

Kitchen & Comfort

* Pets allowed with a $100 fee per pet and prior approval required; number of pets is limited at owner's discretion; no aggressive breeds allowed per insurance policy.
* A community application is required for guest access to Riverstrand and can take up to 15 days for approval — plan ahead if booking close to your stay dates.
* Membership transfer is only offered with reservations of 30 days or more; golf is not included with this property's social membership. Social Membership is currently $335 plus tax for the duration of your stay
* Parking is limited to 2 vehicles (1-car garage plus driveway).

Damage Waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee (“Management”), plus tax if applicable (the “Damage Waiver”).
The Damage Waiver covers you for up to $1,500 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
